An Energy Performance Certificate (EPC), also known as an Energy Efficiency Certificate, provides information on how much energy your property uses and how it is used, together with recommendations for making your property more energy efficient, while reducing carbon dioxide emissions.

Do I need an Energy Performance Certificate?

As of 1st October 2008 all properties built, for sale or for rent, in England and Wales are required to have an EPC before the property is marketed or a rental contract is agreed. The certificate must be issued by an accredited Domestic Energy Assessor (DEA), using government approved technology. If you lease a property without a valid EPC, as a landlord, you risk a fixed fine of £200.

If you change the number of units within your property or make changes to the heating, hot water, air conditioning or ventilation systems you will also require an EPC. Each unit with a separate heating system within one property will require a separate EPC.

If you, the landlord, received an EPC when purchasing your property, you may issue the same EPC to any tenant(s) that rent the property.
