By law, if you are letting a property and you have gas appliances, you need to have a Landlord's Gas Safety Test, also known as a CP12. This is carried out annually by an engineer registered on the Gas Safe Register.

You must keep a record of the Gas Safety Check for one year and issue a copy to each existing tenant within 28 days of the test completion and to any new tenant(s) before they move in.
